Steps to selling your house in today’s market

Written By Steps To Faculty Published June 2nd, 2010

Despite the doom and gloom forecast of the real estate market there is a glimmer of hope. It is possible to sell your home or even find a buyer by making your home more appealing in the market. Although location, financing, and consumer tastes generally do matter, some basic psychology tricks can do wonders for your home’s selling potential. By influencing the way buyers perceive your home can make a big difference in whether or not your house sells quickly. Let take a look at how this can be.

Step 1 Check out the pricing

If your home is similar in style and size to other houses in your neighborhood, then the only incentive potential buyers have when choosing your home versus other homes in your area is pricing. To combat this, check around your residential area and find out what others are selling their houses for. If you can undersell your home, you will attract more offers and generate more interest in your property. In many cases, lower priced homes actually sell for higher due to increased competition among buyers to purchase the property.

Step 2 Inspect your home before selling

Nervous buyers need reassurance that your home is safe, secure, and inspected. At the same time, you need to be able to correct a problem with your home should your home fail an inspection after an offer is made. The solution, get your home inspected before hand. Not only is such a fee a tax blessing, but also can convince your potential buyers that nothing is wrong with the house. When showing your home, make your buyers be aware of the inspection report and have them take a look at it.

Step 3 Include a warranty

Ask a realtor about purchasing an inexpensive home warranty to cover any repair problems such as plumbing or electrical issues for one year and throw it in as an incentive to buy your house. A warranty usually runs for $200 dollars, but can make the difference between closing a sale or keeping your house on the market for a longer time than you expected.

Step 4 Paint it yellow

Paint your front door yellow or give it a yellowish glossy tint. Realtors have long argued that yellow homes sell the fastest followed by white houses and then brown.

Remember, if you have to sell, the sooner the better.
