If not, then you probably may not realize that selling a home is much more than placing some ads in the classified real estate section of your local newspaper or hiring an agent to present your house. Homeowners who are successful in selling their homes in dire economic circumstances take action when selling and do not leave their fate to a real estate agent or the whim of potential buyers. Here’s what you can do to be more proactive in selling your home.

When you leave the sale of your house to a real estate agent, you often also leave your fate to that person also. Yes, real estate agents are critical in the sale of your house, but so are you. You need to move in a specific period of time and you cannot afford to have to carry two mortgages while waiting for your home to sell. After you have retained a real estate agent with no success in attracting an offer and your classified ads have turned up no one, don’t wonder about what to do, think of what is next in the sales process. Go online at realestate.com and search for buyers who are interested in moving to your area. Talk to them and find out how much they are willing to spend on a house and what they are looking for. By opening up dialogue, you can get the interest of a potential that can easily turn into a sale.

Step 2 Predict your outcome

After you speak with several potential buyers and invite them to look at your property, observe their reaction. You may also want to consider even renting the house until a buyer comes along. Many potential buyers may not be sure about their economic situation, and thus do not want to engage in the purchase of a big ticket item like a house. However, many will consider renting.

Step 3 Increase your competency

Study top markets and research what buyers are looking for when they consider buying a home. By being informed you can improve your conversation with potential buyers and also ensure that your home meets their requirements.
